What a Land Survey Costs, and What Moves the Price

The things that actually change a survey quote, and why two firms can price the same job differently.

Surveyors get asked this before anything else, and the honest answer is that a survey is priced like a repair rather than a product: by how much work the specific property turns out to need. Two neighbouring parcels of the same acreage can differ by a multiple, and neither quote is wrong.

What follows is what actually moves the number, so you can tell whether a quote is reasonable and what you could do to bring it down.

What moves the price

How good the records are

This is usually the biggest single factor and the one nobody expects. Boundaries are established from the record and the evidence on the ground together, so a property with clean recent records and a prior survey is fast. Old rural land with vague calls, no recent work and conflicting deeds can take days of research before anybody drives out.

Whether the monuments are still there

Recovering an existing corner is quicker than re-establishing a lost one. If prior monuments are intact and findable, the field work is short. If they have been removed, buried, or were never set, the surveyor has to reconstruct the corner from surrounding evidence, which is skilled and slow.

Acreage, but less than you would think

Size matters mainly through perimeter and access rather than area. A long narrow parcel has more boundary to walk than a square one of the same acreage, and costs more to survey.

Terrain and cover

Heavy brush, timber, water crossings and steep ground all slow a crew down, and dense canopy interferes with GPS, which pushes the work back onto conventional methods. Clearing the line beforehand genuinely reduces the bill.

What you are actually asking for

An improvement location report is cheaper than a boundary survey, which is cheaper than an ALTA survey, and on an ALTA the Table A items the title company selected drive much of the cost. Which survey do I need covers the difference.

Whether you need it next week

Survey work queues. A firm that has to move you ahead of other jobs will price that, and a flexible deadline is one of the few levers entirely in your control.

Typical ranges

We are not publishing price ranges until a licensed surveyor in each state we cover has reviewed them. Every "average survey cost" figure online is a national blend of wildly different jobs, and quoting one back at you would be worse than saying nothing.

In the meantime the practical move is to ask two or three firms. Send each the same information and the spread in the answers will tell you more than any published average.

How to get a quote worth comparing

Firms can price accurately from surprisingly little, as long as it is the right little. Send all of it to everyone you ask, or you will be comparing answers to different questions:

  • The address, and the legal description or deed if you have it
  • What you are trying to accomplish, in your own words
  • Whether any prior survey exists, and a copy if you have one
  • Your deadline, honestly

A quote request through this directory asks for exactly those, and goes to the firm with the property address already attached.

Ready to ask someone? Every firm in the directory holds a current license with its state board.
